Let’s begin with the
criteria that are
important to consider
when building a new
home:
Where do you want to
live? – Ranking the
importance of
convenience of the
location, ready access
to major highways,
schools, recreation and
shopping, subdivision
amenities such as pools,
clubhouses, playgrounds,

exterior property
maintenance will help
you narrow down your
choices.
What style of home do
you want to build? – You
will want to determine
the floor plan that best
suits the needs of you
and your family, your
style of entertaining
and the hobbies and
recreation that you
enjoy. If you are
uncertain of which plan
you like the best, your
builder may recommend
touring model homes in
area subdivisions and
looking through some
plan books and
magazines. FPC has many

from which you can
choose or you can start
from scratch with our

What is your budget? –
It is recommended that
you select a lender and
get pre-qualified before
you sign a contract with
a builder. Having clear
financial requirements
will allow your builder
to design a home that is
within your budget.
When do you want to be
able to move into your
new home? – Some
homebuyers have
preferences for what
time of year they wish
to move. If you do not
want to move during the
school year or other
time of year, you will
want to coordinate with
your builder so that he
can schedule
construction
accordingly.
Will you be selling
the home you are
currently living in? –
Most real estate
professionals recommend
that you put your home
on the market at least
three months prior to
the completion of your
new home. Although
moving out of your
existing home directly
into your new home is
the most convenient, it
does not always work out
that way. You should be
prepared with interim
accommodations should
you sell your existing
home prior to your new
home being ready to move
in to.
Most, importantly, who
will you select to build
your home? Talk to
people you know who have
built a home and inquire
about their experience
with their builder.
Schedule meetings with
at least two builders,
ask for a list of
references and be sure
to contact them. You may
also want to check with
the local Home Builders
Association. It is
important to select a
builder that you can
trust, and one who
listens and understands
your vision of your new

Now that you have done
all of your homework and
have selected your
homebuilder, where you
want to live, what style
of house you want, how
much money you want to
spend and when you want
to move in, the real fun
begins!
Shortly after signing a
contract with a
homebuilder you will
need to start selecting
color schemes, lighting,
appliances, tile,
carpet, and all of the
other amenities that
make your house a home.
Builders have a network
of suppliers that they
use and you will need to
make appointments with
some of them to make
your selections. It is
helpful to have a
notebook or folder where
you collect ideas,
preferences and pictures
of styles and colors
that you like and would
like to see in your new
home. Some builders,

exclusively with the
homebuyer to coordinate
selections and provide
design consultation.
As the construction of
your new home gets
underway, you will begin
meeting with the
superintendent assigned
to overseeing the
day-to-day schedule for
the construction of your
